<image:caption>Map from wikimedia Within the Gregorian system, dates are represented in a wide range of ways which can present problems loading GIS data into corporate systems. The International Organization for Standardization in Switzerland usefully created ISO 8601, a document standardizing representations for dates and times. Referring to the Wikimedia map, you can see that most of the world likes the Date-Month-Year or DMY format, China and Iran prefer YMD, and the US stands virtually alone with exclusive use of MDY. A good chunk of the world combines a preference for multiple date formats! Almost any GIS tech worth their salt has experienced date conversion problems on account of dates like “February 30, 2021.” At WhiteStar, we use tools like Safe Software’s FME to manipulate and validate dates in input data before sending it on its merry way to your database system of record. We run into these issues frequently cleaning up data from state agencies, particularly gathering data for WhiteStar Wells from each state agency, consisting of more than four million header records. Take the date February 20, 2021, for example. This is often represented in the US as 02/20/2021. We wish to manipulate the date into a more ISO friendly 20210220 format. We can use an FME date transformer with a token such as %Y to represent the four digit year YYYY, %m to represent the two digit month mm, and %d to represent the day, dd, and then reorder the pieces at will, plus eliminate the unwanted ‘/’ character. You can also write out a list of problem dates for later correction to help clean up your data and earn your gold at the end of the rainbow. In the end, we suggest you take a break from your date manipulations, pour a beer, have yourself a heap of boiled corn beef and cabbage to celebrate your victory over dates and newfound knowledge of the complex history of the date. <image:caption>Aliquot Parts: Getting Smaller With Math A section is still a pretty big piece of land - one square mile, 640 acres. We need a way to describe smaller areas. So we divide those sections into quarters, and then quarters of quarters. Aliquots are a way to describe these - for example, the piece of land shown here would be the NW quarter of the NW quarter of Section 1.</image:caption>

<image:title>News & Blog - Grid Gone Wild - Make it stand out</image:title>
<image:caption>The aliquot parts are created mathematically, by dividing the larger polygon. But look closer at these ones - they’re not very square. Why? There are many reasons why sections may not be square, or even rectangular at all. Often it has to do with history, honoring previous surveys and survey methods. Some of it has to do with convergence of longitude (getting closer together the further north you go). Some of it has to do with inaccurate surveying. The point is that variations and exceptions exist all over the place, and we have to deal with them. Government Lots Government lots are a way of handling variations. They’re not “lots” in the real estate sense of a parcel of land to build your house on - they’re exceptions to the standard survey methodology. We’ll show lots in pale yellow. One of the most common scenarios is encountered at the north and east sides of the township, where the final sections aren’t the right size or shape for the aliquot method to produce good results.</image:caption>

<image:title>News & Blog - Grid Gone Wild - Make it stand out</image:title>
<image:caption>How much does this matter? A lot. (Pun intended.) In the next example, section 1 is taller than it is wide. To handle the difference, the top row of quarter-quarters have been replaced by lots, numbered 1 through 4. The difference in the position of the southern edge is over 1200 feet. The difference in acreage is substantial - an aliquot quarter-quarter is expected to be 40 acres, but this lot is nearly double that at 79.72 acres.</image:caption>

<image:title>News & Blog - Grid Gone Wild - Make it stand out</image:title>
<image:caption>If you are mapping land smaller than a section using math (as is often done), without actual lot data, your positions and calculations can be way, WAY off. Tracts: A Catch-All of Exceptions Let’s complicate things further. There are many, many irregularly shaped pieces of land designated, going back hundreds of years, that cover everything from reserves and mining claims to Spanish-rule ranchos. Newer surveys must honor older surveys, so the PLSS pieces together these pre-existing tracts with conventional surveys and government lots to produce a patchwork quilt of land, as you can see in this next township. Lots are shown in yellow and tracts are pale blue.</image:caption>

<image:title>News & Blog - Grid Gone Wild - Make it stand out</image:title>
<image:caption>Newer surveys must honor older surveys. Counting 1, 2, 3… 8? You might have noticed earlier that the government lots appeared to be numbered sequentially, much like sections. So they’re predictable, right? No. If they are re-surveyed, and change more than a certain amount, they get a new number. The original number isn’t re-used. The lot numbers in this section in South Dakota are 1, 2, 3, 4, 6, 8, 9, 11, 15, 16, 17, 19. Between the lots (yellow) and tracts (blue) here with one lonely conventional quarter-quarter, the aliquot method wouldn’t even come close to describing the contents of this section.</image:caption>

<image:caption>The aliquot method wouldn’t even come close. A River Runs Through It These examples (so far!) have at least had straight-ish lines for edges. What happens when you come up against a body of water? All the rules change. In some parts of the country, such as Louisiana, French settlement “long lots” line the waterfront. In this Louisiana township, the Mississippi River results in a mix of sections (white), lots (yellow), and tracts (blue). Where you would expect to find 36 sections, we see over 70. The adjacent township to the east appears to have more than 80.</image:caption>

<image:caption>Rivers wreak havoc. And rivers move over time, which is an entirely different conversation, with mitigation methods varying at the local level. Parcels: A Different Creature Entirely So where do parcels fall in this mish-mash? Consider this tract in California, originally a Spanish-era rancho. The red boundary shows the limits of the tract survey, considered part of the PLSS. Inside, it’s chock full of tiny parcels in green. The parcels honor the tract survey - but they’re not part of the PLSS, and are generally the responsibility of local government.</image:caption>

<image:caption>This also means that sourcing parcel data involves literally thousands of individual counties across the country - unlike the BLM’s centralization of the PLSS. <image:caption>Parcel layer found in Travis County, TX Abstract Number A-7; Survey Name: TJ Chambers Thirty states use the Public Land Survey System. The PLSS consists of township and range units (consisting ideally of 36 square sections arranged in one-mile square blocks six wide by six tall). Within each section, there are subdivisions: government lots (which may be lettered or numbered) or quarter quarters (1/16 of a section representing 40 acres). Sometimes, and for a variety of reasons, there are patented mining claims and additional government plots of land with no rhyme or reason we term “tracts.” The PLSS is also a reference grid, and the constituent parts do not have a concept of ownership these days. Confusingly, the terms “section” and “township” also have some application in Texas, typically in West Texas, but they are not the same as in the Public Land Survey System.</image:caption>

<image:caption>Parcel layer found in Del Norte County, CA Meridian 15 Township 16 North, Range 1 West, Section 17 The remaining states (with a few exceptions mainly along the East Coast) use no reference grid and instead have parcel data coverage only. Each parcel is surveyed using metes and bounds (bearing and distance) notation. The parcel where your home is located is an example of the type of parcel data we offer, and it is compiled from more than 3400 counties nationwide. Contrasted with reference grids, parcels are commonly bought, sold, subdivided and merged. Each county assessor typically creates a file of land parcels for their county and then makes it available either as a hard copy or digital map. The digital data either contain points representing the approximate location of the parcel or the true polygonal outline of the parcel. WhiteStar compiles these data into a sensible whole using a common data model and then makes them available via WhiteStar Cloud. In each instance, duplicate terminology abounds. In Texas and always in the Public Land Survey States, parcel legal descriptions may reference the underlying reference grid. Therefore, when you hear the term “lot” you first must determine the state you are mapping, the type of reference grid in use (if any) or whether it’s a metes and bound state.</image:caption>

<image:caption>Lines Line segments are defined by a direction or internal deflection angle and distance. Curves Curves are defined as arc segments. Currently, 12 curve types are supported. Tangent Curves While the orientation of other curve types is specified by their parameters, tangent curves align to the tangent out bearing of the previous segment. Meanders Meanders are polyline segments that are traced on the active map with an optional offset. Line Adjustment The end point of any line segment can be manually adjusted to a point on the map using the end point adjustment tool. Relative versus absolute position All line and curve types are relative by default as the start of each segment is the end of the previous segment. Commencement origin is absolute, while the point of beginning is relative. Adjusted end points are absolute. Meanders are absolute, except for the first vertex, which is connected to the end vertex of the previous segment. The absolute position for commencement origin is editable and lines can be adjusted multiple times.</image:caption>

<image:caption>Parameter Sources and Overrides The Add-In tracks the origin of each parameter and the history of any edits to it. For example, a line that was extracted from a deed may have had it’s parameter values edited from the deed if a number e.g. 17 feet was misinterpreted by the OCR engine as 11 feet. In this case, the modified value would be used and the parameter override would be included as metadata, showing the original values from the deed and the modified value. Similarly, if the line adjust tool was used, the original parameter values for direction and distance would be captured in the overrides column.</image:caption>

It consists of three panels. The upper-left panel contains a data grid showing the current set of regular expressions used by the project. Regular expressions are searched top-down on the list with priority given to the first result. The right-click context menu allows you to enable or disable regular expressions, create new ones from copies, delete or edit them. Edit enables the regular expressions editor in the upper-right panel. In the edit panel, you can enable or disable the expression, change or set the parameter type and number of parameters searched. Type the regular expression in the Regular Expression text box. Optionally, enter an example or examples of the parameter in the Example box. As you edit the regular expression, the words found will highlight under the example text box. If you enter an invalid regular expression, the text will turn red until the error is fixed and the regular expression tooltip will display a description of the error. The bottom panel will show a preview of the active set of regular expressions overlayed on each deed in the project. When you are satisfied with your changes, hit the Apply to Project button in the upper-right corner of the editor. <image:caption>BUILD and load THE INPUT DATA FILE for batch processing Your legal land descriptions could come from anywhere, a database or a spreadsheet. However in this example we use notepad to build a simple CSV file named legals.csv. The first line contains the identifying attribute names id and legal. Id is a unique identifier for each legal description used to merge in other data in later steps if so desired. In the field, these IDs (lease numbers, etc) are often alphanumeric, but we will use a simple positive integer.</image:caption>
